| Located in Spring Valley, Minnesota, Capelle Subdivision was completed in September of 2002. This 12 home subdivision was scheduled to take three years, however due to overwhelming popularity to the project it was completed one year ahead of schedule.
All homes in the subdivision sold for between $99,000 and $121,600. The project was a collaboration between Semcac, the Greater Minnesota Housing Fund, First Homes and the City of Spring Valley.
Semcac developed and sold the homes. Greater Minnesota Housing Fund provided technical assistance, and financing for the project. First Homes provided buyers assistance of up to $30,000 per home. The City of Spring Valley provided tax increment financing of $10,000 per lot that paid for site improvements. The Spring Valley EDA and the Greater Minnesota Housing Fund also teamed up to provide a down payment assistance grant of up to $4,000.
Homes in the Capelle Subdivision have maintenance free exteriors, attached two car garages, oak interior trim, doors and cabinets, vaulted ceilings, and dishwashers.
Semcac currently has homes similar to these available in the South Fork addition of St. Charles.
